TOKKIA and Saltwater open on Shaftesbury Capital’s Berwick Street

Shaftesbury Capital has announced that luxury Korean matcha house TOKKIA has opened its second location within its West End portfolio at 40 Berwick Street, alongside the opening of Saltwater, a new premium takeaway sushi concept, at 3-4 Berwick Street, Soho.

Following the success of TOKKIA’s debut on Monmouth Street in Covent Garden, the new 700 sq ft location introduces an expanded bakery-led concept centred around Sogeum-bbang, a type of Korean salt bread and one of Seoul’s most popular café staples. Alongside the classic recipe, the new location offers sweet and savoury varieties including matcha cream, lemon glaze, and jalapeno chicken sausage, complemented by TOKKIA’s premium Korean matcha and seasonal drinks menu, with exclusive Soho launches. Designed by Stephenson Edwards in collaboration with Born Designers, the Berwick Street location delivers a warm, welcoming atmosphere inspired by Korean café culture, with arch-shaped tunnels allowing the kitchen to pass freshly baked goods directly to the customer.

Meanwhile, Saltwater has opened its debut location, introducing a refined quick-service offer inspired by the dynamic takeaway sushi bars of Sydney and Los Angeles. Created by Elliot Milne, founder of acclaimed Australian restaurant Milk Beach, the 2,500 sq ft concept brings a new take on grab-and-go sushi to Soho, with a menu comprising of freshly made handrolls - a staple of Australia’s contemporary sushi scene - nigiri, and warming donburi bowls. Paired with a relaxed seating area for dining in, Saltwater adds to the neighbourhood’s broad culinary offer with a modern, accessible dining experience designed for Soho’s catchment of workers, residents, and tourists.

Both openings reflect Shaftesbury Capital’s long-term approach, introducing successful concepts to complementary neighbourhoods while creating opportunities for ambitious operators to establish and grow their presence within the West End. It is also indicative of Berwick Street’s growing reputation for innovative, globally influenced food concepts, making Soho one of London’s leading destinations for hospitality.

The arrivals of TOKKIA and Saltwater follow a series of new hospitality openings across the portfolio, including Darjeeling Express’ new upsized location on Rupert Street, alongside Ice Cream Union and Vagabond’s flagship sites on Ganton Street. Their openings also precede the arrival of French burger brand Dumbo, which is set to open on Berwick Street next month, further strengthening Soho’s diverse food and beverage offering.
