What are Property Income Distributions ("PIDs")?
PIDs or Property Income Distributions are dividends paid from the property rental business profits of a UK Real Estate Investment Trust ("REIT") group.
As a REIT, all profits attributed to its property rental business (income and capital) are exempt from UK corporation tax. The REIT group is required to distribute at least 90% of profits arising from its property rental business (calculated according to UK tax rules rather than accounting principles), as PIDs. PIDs are subject to tax as profits of a UK property rental business, in the hands of the shareholders in accordance with their specific tax profile, but will be treated separately from any other property letting business which they may carry on.
PID dividend payments will be paid after deduction of withholding tax at basic rate of UK income tax (currently 20%), which the REIT pays to HMRC on behalf of the shareholder. Certain classes of shareholder can receive PIDs gross. Please refer to the REIT section of the website for the categories of shareholder which generally qualify for exemption from the REIT UK withholding tax.
